Wedgewood Townhomes is a non-profit incorporated Homeowners Association (HOA). The HOA’s purpose is to maintain home values of the community properties by enforcing the rules defined in its Covenants and By-Laws.
Before you buy in this community you should be aware that:
- The HOA is self-managed by homeowners who volunteer their time. The HOA collects monthly dues to pay for services including pool maintenance, clubhouse maintenance, snow removal and lawn care as well as long term community improvement and studs out insurance.
- Wedgewood HOA Fees are reasonable compared to other associations and to what fees would be for outsourced HOA management. To remain self-managed, active participation of homeowners is needed for the Board of Directors and Committee members. If you are interested in getting involved, please contact the HOA Board President or the Committee Chairperson. A list of current Board of Directors and Committees is on this website under the Document tab.
- Common questions and issues:
- Rentals of townhomes are not allowed per the Covenants and By-Laws. ANY and ALL modifications to the outside of any Wedgewood Townhomes must be approved by the Wedgewood Architectural Control Committee. Overnight street parking is not allowed without the permission of the Board of Directors.Use of community amenities (clubhouse, swimming pool, tennis court) require the homeowner to be present and to accompany guests.
- Maintenance of our streets, sewers, and streetlights (not the city) are the financial responsibility of the homeowners.
This is a summary of key points from the Wedgewood Townhome Covenants and By-Laws which are available in their entirety on this web site, www.wedgewoodomaha.com.
